December 4, 2023 - Board of Zoning Adjustment Public Hearing

BZA23-15; Shawna Mohler -  submitted by Shawna Mohler for property located at 201 North Starnes Street. The request is for the following special exception to the Grapevine Comprehensive Zoning Ordinance 82-73: Subsection 43.E.3, Nonconforming Uses and Structures, which allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The applicant is requesting a special exception to allow the existing commercial structure to remain as developed with an expansion and to allow exceptions to Section 53, Landscaping Regulations.

BZA23-18A & B; Taylor Thorne - submitted by Taylor Thorne for property located at 1825 Anglers Plaza. The request is for the following variance to the Grapevine Comprehensive Zoning Ordinance 82-73: Subsection 15.G.1, Depth of Front yard, of Section 15, “R-7.5”, Single-Family Residential District, which requires that every lot shall have a front yard setback of 30 feet. The applicant is requesting a variance (BZA23-18A) to allow a reduction in the required front yard setback of 30 feet to 25 feet in the “R-7.5”, Single-Family District to be consistent with the current 25-foot front yard setback that is observed along Anglers Plaza. The request is for the following variance (BZA23-18B) to the Grapevine Comprehensive Zoning Ordinance 82-73: Subsection 15.G.5, Minimum Lot Depth, of Section 15, “R-7.5”, Single-Family Residential District, which requires that every lot shall have a lot depth of 100 feet. The existing lot has a depth of 85 feet.
